What areas do you cover?

We survey residential properties across North and East London, including Hackney, Islington, Tower Hamlets, Waltham Forest, Haringey and surrounding areas.
If your property lies outside these locations, please contact us — we may still be able to assist.

What types of survey do you offer?

We provide:

  • RICS Level 2 Homebuyers Reports

  • RICS Level 3 Building Surveys

  • Snagging Inspections for new builds

We can advise you on the most suitable level for your property.

How long will it take to receive my report?

Reports are normally issued within 3–5 working days of the inspection.
If you have an urgent deadline, we may be able to provide a faster turnaround — please let us know when booking.

Do you test services like gas, electric and heating?

No. All service inspections are visual only, in line with the RICS Home Survey Standard. We will recommend specialist testing if needed.

Will you go into the loft?

Yes — provided the loft has a safe, unobstructed and accessible hatch. We cannot enter unsafe, sealed or obstructed spaces.

Do you move furniture or lift floor coverings?

No. The survey is non-invasive. We do not lift fitted carpets or move heavy furniture, but we note any restrictions in the report.

Do you provide valuations?

No. Phillips & Co does not undertake valuation work; our reports focus solely on the condition of the property.

How do I pay for the survey?

Payment is taken in two stages:

  • 50% before the inspection

  • 50% once your report is completed

We accept payment by bank transfer.

Can I attend the survey?

Most clients do not attend, but you are welcome to join us on site where diary commitments allow.
